City Sanctuary has become the first UK developer to receive the official WELL for Residential certification on a retrofit project from the International WELL Building Institute (IWBI). Our mission from the outset was to prove that wellness is not reserved for the luxury market and that healthy city living can be brought to the mid-market. This residence was conceived as a pilot, not a showcase. A controlled environment to understand whether principles often associated with premium developments could translate meaningfully into the mid-market rental sector, and within the constraints of a historic building. Interventions focused on indoor air quality, adaptive lighting, and low toxicity natural material choices, prioritising elements that influence sleep quality, comfort, and day-to-day wellbeing. Design decisions were guided by WELL principles but applied selectively and pragmatically, allowing for comparison against non-WELL apartments within the same building.

Light
Fully programmable smart lighting is installed throughout with fully adaptive bulb warmth, lux levels and flicker levels designed to align with our natural circadian rhythms. This lighting is fully operable with simple-looking light switches to aid ease of use experience, with the clever advanced functionality on an app. Circadian adaptive lighting has been shown to improve alertness during the day and aid sleep patterns at night.
This pilot scheme is not about branding wellbeing. It is about understanding it.
Air and Water Purification
Indoor air quality is supported through a combination of in-home air treatment (smart air purifiers and dehumidifyers) as well as smart monitoring. HEPA-equipped air purifiers help reduce fine particulates and everyday indoor pollutants, with air quality monitors linked to the system so purification responds automatically to changes in indoor conditions. In the kitchen, an integrated filtered water system provides fresh drinking water directly at the tap, reducing reliance on bottled water and supporting everyday wellbeing.
